The first major condominium project downtown in over a decade has been given the green light to begin construction. The Kolter Group announced plans today at their ceremonial groundbreaking to commence construction of 100 Las Olas. Rising 46 levels and 499 feet in the air, 100 Las Olas will be the tallest building in downtown. The development’s 113 residences will feature four unique floorplans, 8,500 square feet of retail, fine dining and an impressive Hyatt Centric hotel featuring 238 guest rooms, elevated amenities and a ground level restaurant/bar with indoor and outdoor seating.
“We are seeing great demand for condos at this coveted urban address. Downtown Fort Lauderdale has emerged into a strongly desired destination offering a full array of lifestyle, economic and cultural diversity, employment, fine dining, world-class shopping and incredible performing arts venues,” said Bob Vail, President of Kolter Urban. “There is no doubt that 100 Las Olas will redefine the city’s skyline as well as redefine urban living in Fort Lauderdale. The time has come for this type of iconic project.”
“The project underscores the strength of our City’s economy and the tremendous appeal of our downtown and Riverwalk areas. It will create more jobs, stimulate more investment, and help us fulfill our citywide vision of creating a dynamic, walkable, 24-hour downtown,” said Fort Lauderdale Mayor John P. “Jack” Seiler.
SB Architects designed the sleek steel and glass tower with curved geometric shapes, featuring 113 luxurious residences ranging from 1,501 sq. ft. to 2,964 sq. ft. The residential space planning and interiors were designed by Palm Beach’s renowned, Bob Martin of Decorators Unlimited. Award winning Simeone Deary Design Group were the visionaries for the hotel interior and the residential common areas. Prices will range from $800,000 to over $2 million, plus higher-priced penthouses.
Pre-construction sales began in January by the respected OneWorld Properties, 100 Las Olas’ exclusive sales and marketing agents.
“The project is hot because it is perfectly located in the heart of the city’s resurging arts and entertainment district, said Peggy Fucci, CEO of OneWorld Properties. “Buyers are attracted not only to the beautiful residences and amenities, but also to the fact they’ll be able to walk to Las Olas boutiques, restaurants, galleries, museum, events and New River docks. 100 Las Olas’ central location will promote a healthy and active lifestyle with so many delightful decisions all within walking distance. ”
The condominiums will start at 160’ in the air and occupy levels 16-46, with private residence amenities including a resort-style pool, cabanas, state-of-the-art fitness center, news lounge with daily beverage service, and club room with catering kitchen, bar, formal seating areas, custom audio system and expansive outdoor plaza.
The energy-efficient residences feature contemporary open great rooms, gourmet kitchens and spa-like master retreats with expansive terraces. Owners choose their kitchen and bath finishes from Nolte cabinets and quartz countertops, Jenn-Air Euro stainless steel built-in appliances, and Grohe and Kohler plumbing fixtures. The main living areas have premium large format porcelain tile and floor-to-ceiling windows as well as sliding glass doors and expansive terraces with glass railings offering endless city skyline views.
A 238-room Hyatt Centric hotel will occupy levels 9-15. With impressive event space, elevated pool and fitness center.
“The Hyatt Centric brand is a perfect fit for 100 Las Olas, particularly for those interested in exploring the multitude of activities and venues in downtown Fort Lauderdale. The hotel design, location, services and amenities will cater to the urban traveler. The condominium residents will also enjoy the benefit and perks of having this incredible hotel that will offer a vibrant atmosphere with dining and creative event and meeting spaces,” said Scott Webb, President of Kolter Hospitality.
KAST Construction is the general contractor on 100 Las Olas and mobilized for pre-construction in January 2017.
“This project will be very important for the local Fort Lauderdale economy as this will be an extremely active work site and we will be hiring many local subcontractors,” said Mike Neal, CEO of KAST Construction.
The 100 Las Olas Sales Gallery is directly across the street from the project and is open 10 a.m. to 6 p.m. Monday through Friday and 12 p.m. to 5 p.m. on Saturday and Sundays at 200 E. Las Olas Blvd., Suite 150, Fort Lauderdale, 954.800.6263.
